Historic downtown building sells for first time in decades

You might know it as the Tyler Boe building, but 162 Main Street recently sold for the first time since the 1960s for $850K. The buyers were Gibsons LLC, a real estate investment firm that owns other downtown properties, such as Gibsons Inn at Gate One, At Home, and more. The seller, represented by Friend Commercial Real Estate, was former Annapolis district judge Joseph Manck, whose family sold the property at a competitive price due to its need of repairs (roughly $100K of them). Luckily, the buyers understand the restoration guidelines of historic Annapolis and plan on preserving the building’s charm. And don’t worry — Tyler Boe isn’t going anywhere. They have several more years on their lease.

Shorter days (looking at you, Daylight Saving Time on Nov. 2) mean lower visibility and higher risk on roads. Tips for Drivers:

  • Slow down and stay alert, especially 4–9 PM on Halloween.

  • Always come to a full stop for pedestrians and school buses.

  • Never drive impaired; plan a safe ride if drinking.

  • Check headlights and signals (see and be seen).

Tips for Pedestrians & Cyclists:

  • Use crosswalks and sidewalks (cross where it’s well-lit).

  • Wear bright or reflective clothing.

  • Avoid distractions and dark clothing.

Dog of the Week: Meet Gabby Ray

We don’t generally pull the birth charts for our pets, but in this case, Gabby Ray would like an astrological intervention to find her soulmate. You see, girlfriend is straight-up Pisces: She’s indecisive and affectionate, adventurous and emotional. Do you want to go for a walk or fall asleep in the sunshine? Should we watch an entire season of the newest Netflix drama, or get the zoomies and tear up the carpet? There are a lot of heavy decisions to be made in life, and Gabby Ray is hoping the steadying hand of a Libra will be the guide she needs, deciding everything from the best time to take a walk to which mailman looks most murderous.

Like all Pisces, Gabby Ray is the sweetest-natured girl who lives for snuggles and close relationships. She’s petite in size and big in heart, and has become a staff and volunteer favorite since her intake in February. She’s an adventure dog, and at less than 3 years old, she’s looking for someone long-term. A Chesapeake Bay ferry tale ⛴️

Options are always good. When it comes to crossing the Chesapeake Bay, some people want to avoid the bridge traffic (don’t we all?). Some might not even want to drive on the bridge in the first place. So our county is working with Calvert, Queen Anne’s, Somerset, and St. Mary’s counties on a tourism consortium. The goal: Get a ferry system in place for crossing the bay. Now they’re looking at a launch date as soon as 2030. They settled on two routes out of the 20 considered, including one that stops in Annapolis. The next step is to finish an operations study, settle on dockage locations, and submit an environmental review. ($)

AACPS urged to rethink redistricting

The process for speaking at AACPS Board of Ed meetings is simple: You sign up, and you receive two minutes to talk about whatever they are currently discussing. But when they’re discussing moving hundreds of students to different schools, often on the other side of the county, you can expect what happened on Monday night: Over 60 parents showed up ready for their two minutes of mic time.

The Board has already changed its recommendations based on parent comments, and is patiently listening to concerns before making their recommendations later in November. If you couldn’t make the meeting on Monday, the next one is set for this Monday, Nov. 3, at 6 PM. But sign up before Saturday if you want to get on the mic.

Annapolis Greek Festival returns 🇬🇷

Opa! The Annapolis Greek Festival is back on November 1–2 at Ss. Constantine & Helen Greek Orthodox Church (2747 Riva Rd, Annapolis). Get those taste buds ready for authentic Greek flavors. We can almost taste the tzatziki and baklava. Bring the whole family for two days of fun and culture, with live music, traditional dance performances, a kids zone, and unique vendors. CIVIL NEWS

City Council meeting recap ⚖️

The Annapolis City Council met on Monday evening, and maybe the most significant legislation that was discussed and voted on was Ordinance 33-25. By approving this ordinance, the council voted to extend leasing the historic Market House property at City Dock to privately owned New Market House LLC through 2033. It also creates a process for renewals through 2053. Monday’s meeting tabled legislation regarding ranked-choice voting in city elections, which will not be voted on ahead of this year’s city election. Legislation on fines for uncleared sidewalks was sent to a committee for review. For a full recap of the meeting and votes, watch the recording on YouTube.
